Water under bathroom tiles is same-week urgent when it reaches timber, walls or adjoining rooms
A wet patch under bathroom tiles can be a $450 silicone repair or an $18,000 shower rebuild. If the floor is soft, paint is bubbling, skirting is swelling or the smell returns after cleaning, book an inspection this week. If it is only splash outside a screen, you may not need a trade at all.
Urgency triage table
Use this table before you panic. The point is to separate harmless splash and condensation from a wet-area failure that can damage framing, flooring and rooms beside the bathroom.
| Symptom | Likely cause | How urgent | Likely repair cost |
|---|---|---|---|
| Water outside shower only after use | Screen gap, poor curtain position, splash over hob | Monitor for 7 days | $0 to $900 |
| Black silicone at shower base but tiles firm | Surface mould and tired silicone | Can wait weeks if dry behind | $450 to $1,200 |
| Cracked grout in shower floor | Movement, poor falls, grout wear | Book within 2 to 4 weeks | $900 to $3,500 |
| Swollen vanity kicker near shower | Ongoing wet-area leak or plumbing leak | Same week | $2,500 to $9,000 |
| Soft floor at shower entry | Water in timber or particleboard flooring | Same week | $6,500 to $18,000 |
| Paint bubbling in bedroom behind shower | Failed wall waterproofing or leaking mixer | Same week | $4,500 to $16,000 |
| Ceiling stain below upstairs ensuite | Drain, mixer, waste or shower membrane leak | Stop using shower and inspect | $650 to $22,000 |
| Musty smell returns after cleaning | Moisture trapped under tiles or in wall cavity | Book within 1 to 2 weeks | $1,500 to $12,000 |
What the warning signs mean in Geelong homes
Many bathrooms around Newtown, Belmont, Highton, Lara and older parts of Geelong were built before current waterproofing expectations and before today’s larger shower heads became common. A shower that coped with a small rose for 30 years can fail quickly once it gets a rail shower, larger mixer and daily family use. The Bellarine and Surf Coast also add salt air, wind-driven moisture and holiday-home usage patterns where leaks can sit unnoticed between visits.
Loose or drummy tiles do not automatically prove a waterproofing failure, but they do mean the tile bed has moved or lost bond. If the tile is on a dry wall outside the wet zone, repair can be local. If it is on the shower floor or lower shower wall, assume water management is involved until proven otherwise. The AS 3740 waterproofing guide explains why the membrane under the tile is the part that matters, not the grout.
One honest point: grout is not waterproofing. Regrouting can improve appearance and reduce surface water entry, but it does not replace a failed membrane. If someone promises to fix an active under-tile leak with a quick grout coat for $600, ask what happens if moisture readings are still high 30 days later.
What you can safely do yourself
You can do three useful checks without tools. First, dry the bathroom fully and stop using the shower for 48 hours. If the wet smell or damp patch remains, it is less likely to be simple splash. Second, run only the vanity, then only the bath, then only the shower, leaving time between each test. This helps separate a plumbing leak from a shower-screen leak. Third, check the wall or room behind the shower for bubbling paint, swollen skirting, musty carpet or rusty nails.
You can also replace surface silicone yourself if you are patient. Remove every trace of failed silicone, clean with suitable mould remover, let the joint dry, mask the line and apply bathroom-grade neutral cure silicone. Materials may cost $40 to $120. The risk is trapping moisture in a joint that is still wet, so do not reseal over a leak that has soaked timber or plaster.
Do not remove tiles from a shower floor unless you are ready for a proper repair. The moment tiles are lifted, the membrane can be damaged and a small inspection can become a rebuild. Do not keep using a shower that is staining a ceiling below. Water near electrical fittings, lights or heated towel rail circuits should be treated as a stop-use situation and checked by licensed trades.
What can wait a season and what cannot
A small cracked wall tile above shoulder height, a bit of mould on intact silicone, minor condensation, a loose robe hook or a one-off puddle from children showering can usually wait. Improve ventilation, keep the shower door open, use the fan for 20 minutes after showering and monitor the area. You do not need to pay a bathroom renovator for normal condensation.
Same-week jobs are different. Book help quickly if the floor flexes, skirting swells, carpet outside the bathroom is damp, a ceiling below stains, or the shower leak affects an adjoining bedroom. These are signs water has escaped the wet area. A contained $2,500 investigation can become a $15,000 repair if the shower is used for another month.
If the bathroom is already dated and the leak is under the main shower, the most economical answer may be a proper full bathroom renovation or targeted bathroom waterproofing, not repeated surface repairs. If the issue is access as well as leaking, compare the repair cost with a walk-in accessible bathroom.

Surface resealing is the cheapest path when the shower is otherwise dry. Expect $450 to $1,200 for careful silicone removal and replacement, depending on the screen and joint condition. Regrouting or local tile repair can be $900 to $3,500, but it should only be sold as a repair when the substrate is sound.
Once the membrane has failed, the cost moves into rebuild territory. A shower-only strip-out, re-sheet, waterproof and retile is commonly $6,500 to $14,000. A second-storey ensuite leak with ceiling repair below, plumbing investigation and tile matching can run $10,000 to $22,000. If the whole room is at the end of its life, our renovation cost calculator gives a broader range than a leak repair table can.
We do not sell magic coatings over active leaks. They can be useful in narrow maintenance situations, but they are not a replacement for compliant wet-area construction where the membrane has failed.
