Armstrong Creek, Mount Duneed and Charlemont are dominated by post-2010 estate homes. The bathrooms were built to a volume-builder price point — basic vanities, standard tiles, builder-spec tapware and screens. Homeowners who’ve been in a few years are now upgrading to the finishes they actually wanted: floor-to-ceiling tiling, a frameless screen, a quality vanity and better storage.
Second-bathroom and ensuite adds.
As families grow, one bathroom stops being enough. We add second bathrooms and ensuites into existing new-estate floor plans — carving out an ensuite off a main bedroom, or fitting a third toilet/bathroom into a study or under-stair space. New work in a newer home, but it still needs full AS 3740 waterproofing and licensed plumbing signed off correctly.
Newer doesn’t always mean watertight.
Volume-built bathrooms aren’t immune to waterproofing problems — we still see lifting tiles and damp where the original membrane or falls weren’t done well under time pressure. When we upgrade an Armstrong Creek bathroom we check the existing membrane and re-do it to AS 3740 if there’s any doubt, rather than tiling over an unknown.
